- Family groups only. Should a group misrepresent themselves, they will be required to vacate the premises immediately without refund. The property management reserves the right to refund deposits, refuse rental, or discontinue occupancy if, in their opinion, the tenant is detrimental to the property.
- Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
- No fireworks of any kind are allowed.
- NO PETS ALLOWED (RESORT POLICY)
- NO SMOKING INSIDE CONDO
- Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking in the property is detected.
- Trailer or car hauler parking is strictly prohibited. Alternative arrangements can be coordinated through property management.
- The resort is pet-free, smoke-free, and strictly prohibits trailers.
- The premises shall be used only for residential purposes and no animals.
- Tenant must observe all restrictions, laws, and ordinances affecting the premises or occupancy.
- No use shall be made of the premises or acts done that will increase the existing rate of insurance or cause cancellation of any insurance policy covering the premises.
Fees and Payments
- A $250 security deposit hold will be placed on your credit card for any potential damages.
- Accepted payment methods: Visa, Mastercard, Discover, or American Express.
- CANCELLATION/DEPOSIT REFUND POLICY:
- Cancel more than 14 days before arrival: full refund.
- Cancel 14 days or less before arrival: full rental fee is forfeited.
- All cancellations must be made by phone (call 855-44-SWEET). Online cancellations are not accepted.
- The company reserves the right to cancel the booking for any reason. In this instance, all monies paid to the owner will be refunded. The company will not be liable for any other costs incurred by the client. The company is not liable for loss or delay incurred by fire, flood, terrorist activity, political unrest, strikes, riots, war, technical and/or weather problems with transport, adverse weather conditions, or any other event beyond their control.

- The outdoor pool is heated typically in April and May, depending on outside temperatures. The indoor pool is heated year-round.
- Several gathering and picnic areas and outdoor grills are available; grilling is not permitted on decks, balconies, or directly adjacent to buildings.
- Outdoor activities include tetherball, volleyball court, horseshoes, two playgrounds, basketball court, shuffleboard, and a quarter-mile walking trail on the five-acre green space.
Safety and Emergency Information
- Use of swimming pool and other facilities is at your own risk. Injury, damage, or loss to personal property is the client's responsibility.
- Tenant assumes all risk of damage to any and all personal property of landlord and tenant during such use and occupancy.
- Tenant assumes any and all risks associated and agrees to hold landlord harmless from and indemnify landlord against the same.

- The property is located on Plaza Drive between traffic lights 0 and 1, directly behind Country Tonight in the entertainment district, with access to a trolley stop at the main road ($0.50 per ride). Dollywood, softball fields, and The Island are approximately 2 miles away.
